The French property market and the agents dealing within it are structured very differently from those you may be used to in, say, England or Scandinavia.

To enable us to devote the time and expense to finding ideal properties for you to view, we ask you to sign a MANDAT DE RECHERCHE DE PROPRIETE (Mandate to search for property). This is a well recognised, standard form of contract in France. What are the implications of our approach ?

  • Financially it changes nothing for the purchaser as commissions are shared by the agents by agreement.
  • The mandate is limited by time and purchase price budget.
  • By signing you agree to purchase via Magic View within the constraints of time and budget.
  • The advantage of this is that it saves time, eliminates unsuitable properties, avoids multiple visits to the same property and ensures that the agents concerned will intensify their efforts as they know that you are a serious client.

In France there are no universal listings. There are two major groups who have developed a form of this but they deal with properties which are in the main suitable for the low budget domestic market. A selling mandate may be given to as many agents as the vendor wishes. It is not uncommon to find 25 agents dealing with the same property. There are very few exclusive mandates, since, in the event of a sale, the vendor must pay commission to the agent irrespective of whether that agent has sold the property.
